Before a consultation we always prepare ourselves by researching into the location and the surrounding area
of the project to help us understand the area and what we will be potentially dealing with

During a consultation our team will discuss potential initial ideas
and identify any potential issues that needs to be addressed

Quote and Contract
(Design Phase)
Following the consultation, our team will carry out additional research into your development
to provide an accurate estimation of the cost and the time required for the project
In order to allow for full transparency you are given a breakdown of the costs and a contract
to ensure all the requirements have been met
Once everything has been agreed a design contract will be signed and a deposit will be paid
Our team will then get in touch with you to arrange for a site survey
Site Survey
During a site survey we will take thorough measurements
of the space and sketch the existing layout of the current space
Laser Measured Survey
Elevations and floor plans hand sketches
Photos of the current space
Pre-Construction Phase
Our team will prepare at least two initial/conceptual designs and discuss them with the client
Once the initial design has been developed and finalised our team will start preparing
a set of drawings to be submitted to local authorities (if required)
This package consists of:
- Site Map
- Block Plan
- Existing Plans/Sections/Elevations
- Proposed Plans/Sections/Elevations
- Design & Access Statement (if required)
Our team will also when necessary:
- Apply and submit required applications
- Prepare Structural Report and Structural Calculations
- Prepare Tender Packages
- Low and High M&E plans
- Involve our trusted contractors
- Notify neighbours
- Party wall agreement
*Please note:
Local authorities can usually take up to 6-14 weeks depending on the scale of the project
Once local authorities approve the design, BDS will then notify building regulations
Quote and Contract
(Construction Phase)
We send an estimation construction quote and contract to the client
Once signed and approved by the client our team will review and finalise
all the specifications, design and costs of each of the elements with the client and produce
a tender package and a construction programme for our builders

Deposit payment
Review and finalise costs, design, specifications and costs
Establish a construction program
Construction
Construction phase commences
We will make sure the project is running smoothly and keep our clients
up to date with the progress of the project
Handover
